With Home Prices Soaring, Shoppers Fear Buying at the Top of a Bubble

<p><strong>Google reported in April that the search question “When is the housing market going to crash?” had spiked 2,450 percent in the past month, according to Diana Olick of <a rel="noreferrer noopener" href="https://www.cnbc.com/2021/04/13/when-is-the-housing-market-going-to-crash-consumers-ask.html" target="_blank">CNBC</a>.</strong></p>
<p>“Why is the market so hot?” searches had doubled in just a week.</p>
<p>Since 2008, everyone has been on bubble watch. The price of anything goes up, for any sort of reason, and it’s deemed a bubble, soon to be popped. The large number of searches implies those shopping for a new home are wondering if they are walking into a trap. Home prices have soared and no one wants to buy at the top. </p>
<p>Olick wrote, “And, in the most telling indication that the market may be in a bubble, ‘How much over asking price should I offer on a home 2021’ jumped 350% in that same week.”</p>
<p>However, home construction over the past decade has lagged behind, as many builders went belly-up in the 2008 crash and large builders have managed inventories more carefully. </p>
<p>According to Freddie Mac the US housing market is 3.8 million single-family homes short of what is needed to meet the country’s demand, wrote Nicole Friedman for the <em><a href="https://www.wsj.com/articles/u-s-housing-market-is-nearly-4-million-homes-short-of-buyer-demand-11618484400?mod=article_inline" target="_blank" rel="noreferrer noopener">Wall Street Journal</a></em>. </p>
<p>Natalie Campisi of <em><a href="https://www.forbes.com/advisor/mortgages/new-home-construction-forecast/" target="_blank" rel="noreferrer noopener">Forbes</a></em> explained, “The housing market has been struggling to keep up with demand since the 2010s, when the number of new homes built was slashed in half compared with the previous decade. As the demand for residential real estate has increased, the scarcity of homes for sale has created a logjam on the supply side.”</p>
<p>The usual problems are foiling homebuilders, according to Ms. Campisi: “increased lumber prices, limited lot supplies, supply-chain issues, restrictive zoning laws, costly permits and a skilled labor deficit.”</p>

<p>This generation of skilled labor was neutered long ago when parents insisted their kids go to college so they could get office jobs. At the same time, in population centers, neighborhood associations band together to stop any new development in their backyards. Especially any proposal for affordable homes. </p>
<p>With covid sending municipal staff home to work remotely, the entitlement and permitting process has been slowed by months here in Las Vegas, according to a knowledgeable observer.</p>
<p>This is not your grandfather’s housing market. Blackstone Group just spent $6 billion buying Home Partners of America Inc., which owns more than seventeen thousand houses throughout the US. Some simple arithmetic generates a price per unit of more than $350,000. Compare that to Blackstone’s $7.5 billion <a href="https://www.bloomberg.com/news/articles/2013-10-23/blackstone-creating-rental-home-bonds-after-buying-spree" target="_blank" rel="noreferrer noopener">purchase</a> of forty thousand homes from 2011 to 2013, or $187,500 per unit.</p>
<p>In between, the firm exited from the single-family rental business when it sold its last shares in Invitation Homes in 2019, which had become the largest US firm in this industry, with eighty thousand homes for lease. </p>
<p>Last year, Blackstone put “its toe back in the market in 2020 by investing $240 million to buy a preferred equity stake in Toronto’s <a href="https://www.wsj.com/market-data/quotes/CA/XTSE/TCN" target="_blank" rel="noreferrer noopener">Tricon Residential</a> Inc., which buys single-family rentals in North America,” writes Peter Grant. </p>
<p>Blackstone is not alone, rejoining an expanding roster of Wall Street powerhouses that have acquired single-family rental companies, according to Grant. “Canadian property giant <a href="https://www.wsj.com/market-data/quotes/BAM" target="_blank" rel="noreferrer noopener">Brookfield Asset Management</a> Inc. recently acquired a stake in <a href="https://www.wsj.com/articles/invitation-rockpoint-forge-1-billion-rental-home-venture-11602067500?mod=article_inline" target="_blank" rel="noreferrer noopener">a landlord that owns more than 10,000 U.S. homes</a>. J.P. Morgan Asset Management and Rockpoint Group LLC also have made big investments in single-family rental operators.”</p>
<p>Buyers large and small pushed the median existing-home sales price in May to $350,000 for the first time, <a href="https://www.wsj.com/articles/u-s-existing-home-prices-hit-record-high-in-may-11624371222" target="_blank" rel="noreferrer noopener">according</a> to the National Association of Realtors (NAR). That makes for a nearly 24 percent increase from a year ago, the biggest year-over-year price increase NAR has recorded in data going back to 1999.</p>
<p>Of course, trees don’t grow to the sky. “Affordability appears to be now squeezing away some buyers,” said Lawrence Yun, NAR’s chief economist. “There are so many people who have been outbid, frustrated they are unable to buy.”</p>
<p>Raoul Pal of Real Vision says one should compare home prices to the Fed’s balance sheet. He claims the median price index is flat by this metric. Actually, by my calculations home prices are falling in relation to the Fed’s assets. When the median hit $350,000 recently, the Fed’s balance sheet was nearly $8 trillion.</p>
<p>Back in the first quarter of 2007, when the median hit $257,400, the Fed’s footings stood at a mere $862 billion.</p>
<p>The central bank didn’t start its exponential growth spurt until the dark days of September 2008. And it’s never looked back. Will housing prices do the same? </p>

Hacking attack forces Swedish supermarket chain with 800 stores to shut down

<p><strong>A major supermarket chain in Sweden has been forced to close most of its stores throughout the country after a hacking attack on its digital services provider broke its cash registers.</strong></p>
<p>The Coop Sweden chain had to suspend most of the approximately 800 stores it operates nationwide. It said only shops in Varmland, Oskarshamn, Tabergsdalen, Norrbotten and on the island of Gotland were unaffected.</p>
<p><em>“We regret the situation and will do all we can to reopen swiftly,”</em> the cooperative said in a statement on its <a href="https://www.coop.se/" target="_blank" rel="noreferrer noopener">website</a>.</p>
<p>The disruption started on Friday evening and persisted on Saturday, with a spokesman for the company telling Swedish media that the stores would likely remain closed throughout the day.</p>
<p>Some outlets linked the situation with a reported ransomware attack involving the Miami-based IT firm Kaseya, which happened on Friday. The US company offers digital management solutions for businesses and said it had to shut down its servers as a precaution to protect over 36,000 customers worldwide.</p>
<p>The company did not immediately report details of what had happened, but it was apparently the latest target of a so-called ‘supply chain’ attack. Its software was reportedly used to smuggle and execute ransomware code on customers’ networks. Kaseya said that fewer than 40 of its clients had been affected.</p>
<p>Ransomware encodes content on an infected system. The perpetrator then demands payment in exchange for an encryption key to restore the information. The incident in Sweden comes amid a series of high-profile ransomware attacks in recent weeks, with targets including meat processing company <a rel="noreferrer noopener" href="https://www.rt.com/usa/526150-jbs-meat-ransom-hackers/" target="_blank">JBS</a> and <a href="https://www.rt.com/usa/524269-colonial-pipeline-ransom-hackers/">Colonial Pipeline</a> agreeing to pay millions in ransom.</p>

Experts Said Ending Lockdowns Would Be Worse for the Economy than the Lockdowns Themselves. They Were Wrong.

<p><strong>Here’s something we often heard in 2020 from experts who wanted long and draconian covid lockdowns: “Yes, these say-at-home orders are causing economic turmoil, but if you don’t lock everyone down now—and keep them locked down for a long time—your economy will be even worse off!”</strong></p>
<p>The reasoning was that without lockdowns, the covid-19 virus would spread out of control and that as a result, so many people would die—or become so ill—that virtually everyone would become too afraid or too sick to leave his home. We were told widespread economic collapse would then ensue.</p>
<p>As it turns out, there is no indication whatsoever that states with longer periods of lockdown and forced social distancing fared better economically than states that abandoned covid restrictions much earlier. Rather, many states that ended lockdowns early—or didn’t have them at all—now show<em> less</em> unemployment and <em>more</em> economic growth than states that imposed lockdowns and social distancing rules much longer.</p>
<p>The complete lack of any correlation between economic success and covid lockdowns illustrates yet again that the confident predictions of the experts—who insisted that states without long lockdowns would endure bloodbaths and economic destruction—were very wrong.</p>
<h4>Lock Down or Else!</h4>
<p>By late April 2020, many Americans were pressuring their governors and other elected officials to end the stay-at-home orders.</p>
<p>Yet, advocates for long and enduring lockdowns—after an initial period of claiming, “Two weeks to slow the spread”—insisted that lockdowns should be left in place indefinitely. In early April, for example, <a href="https://mises.org/wire/when-governments-switched-their-story-flatten-curve-lockdown-until-vaccine">Anthony Fauci proclaimed </a>that lockdowns had to remain in place until no new cases appeared. Similarly, former presidential advisor and physician Ezekiel Emmanuel <a href="https://www.realclearpolitics.com/video/2020/04/07/ezekiel_emanuel_us_must_stay_locked_down_for_12-18_months_until_theres_a_vaccine.html" target="_blank" rel="noreferrer noopener">flatly stated</a> that there is “no choice” but to stay locked down for eighteen months or more.</p>
<p>Yet as governors and antilockdown activists continued to press for a “reopening,” the word “premature” became a go-to term for activists seeking longer lockdowns. We must avoid a “premature reopening,” we were told, or else the economic pain of not having a lockdown would be far worse than the pain of lockdowns.</p>
<p>In the <em>Harvard Business Review</em> on April 1, 2020, for example, <a href="https://hbr.org/2020/04/a-detailed-plan-for-getting-americans-back-to-work" target="_blank" rel="noreferrer noopener">the author concluded</a>:</p>

<p>This may seem strange, but the economy will be even worse if it is restarted prematurely, which, in turn, means that a pre-specified or national date for reopening the economy should be avoided.</p>
</blockquote>
<p>That is, even <em>talking</em> about ending lockdowns was a terrible idea to these people.</p>
<p>In <em>Salon</em> on May 5, the author Amanda Marcotte <a href="https://www.salon.com/2020/05/05/trump-gives-us-the-worst-of-both-worlds-a-ruined-economy-and-a-soaring-death-rate/" target="_blank" rel="noreferrer noopener">writes</a>:</p>
<blockquote class="wp-block-quote" readability="9">
<p>There’s good reason to fear that by reopening prematurely, the economic damage will be even worse than if we pursued a more rational course…. Sick people can’t work. Even those who have extremely mild symptoms will likely be under quarantine (as they certainly should be) to stop further spread. </p>
</blockquote>
<p>Marcotte goes on to explain that without lockdowns, death and disease will be so rampant that no stores will have any customers (or workers), so businesses will fail at devastating rates:</p>
<blockquote class="wp-block-quote" readability="16">
<p>Business will be “open” and people will be employed or employable, technically speaking. But whether there’s actually work or any revenue coming in just because the doors are open is quite a different matter.</p>
<p>“You can’t reopen your hair salon if there’s no one there to do hair,” [<em>Vox </em>writer Emily] Stewart writes.</p>
<p>As painful as extending the current lockdowns would have been, adding more chaos and sickness will just make the whole situation worse.</p>
</blockquote>
<h4>What Happened in the States That Opened “Prematurely”?</h4>
<p>Did these predictions come true? If the advocates of extending lockdowns were right, we should expect to see far worse economies in states like Florida, Utah, Georgia, and South Dakota.</p>
<p>Indeed, when Georgia was the first state to announce an end to its stay-at-home order, the<em> Atlantic</em> proclaimed the move to be an “experiment in human sacrifice.” Surely, such widespread death devastated the local economy, just as the experts predicted.</p>
<p>At the same time, those states that kept lockdowns and forced social distancing measures in place much longer must have more vibrant economies today.</p>
<p>This, of course, never happened.</p>
<p>Indeed, throughout 2020, and into early 2021 (<a href="https://www.bea.gov/news/2021/gross-domestic-product-state-1st-quarter-2021" target="_blank" rel="noreferrer noopener">the most recent data</a>) GDP (gross domestic product) growth is better in Georgia and Florida than in New York and California, and about the same as in Massachusetts. GDP growth in Utah—where lockdowns were sparse and weak—is better than in every other state. South Dakota, which never imposed a stay-at-home order at all, shows more economic growth than California and nearly as much as New York.</p>

<p>Indeed, if we look at states across the board, we find no correlation at all between the length of lockdown and economic growth. Moreover, keep in mind that both California and New York are among the states <a href="https://www.pgpf.org/understanding-the-coronavirus-crisis/coronavirus-funding-state-by-state" target="_blank" rel="noreferrer noopener">receiving the most covid bailout and relief money per capita</a>. If anything, their GDP numbers should be among the best after receiving such hefty amounts of wealth, transferred from other states. And yet these states aren’t even doing as well as Georgia, the supposed land of “human sacrifice.”</p>
<p>With employment numbers (as of May 2021), we find a similar story. The <a href="https://www.bls.gov/web/laus/lauhsthl.htm" target="_blank" rel="noreferrer noopener">states with the worst unemployment numbers</a> are Hawaii, New Mexico, California, and New York. Once again, these are some of the states with the most strict covid regulations and lockdowns.</p>

<p>Meanwhile, Utah and South Dakota are among the states with the lowest unemployment rates. Georgia’s unemployment rate of 4.1 percent was barely more than half of California’s rate of 7.9 percent. Florida’s unemployment rate for the same period was 4.9 percent.</p>
<p>So why were the experts so very wrong?</p>
<p>For one, the data continues to suggest that lockdowns <a href="https://mises.org/wire/yet-another-study-shows-yet-again-lockdowns-dont-work">don’t make much of a difference</a> in the total number of people who die from covid (per million).</p>
<p>Although the experts predicted health outcomes would be far better in New York than in Florida, Georgia, Texas, and a dozen other states with weak or nonexistent covid restrictions, things didn’t turn out that way.</p>
<p>So, not only do many states with harsher lockdowns have far worse covid death totals, but they also have worse economies. It’s just the latest illustration of the fact that the lockdown advocates were just making things up and were willing to say <em>anything</em> that pushed their vision for a centrally planned and centrally controlled society in the name of “science.” </p>

<p>The report which can be viewed <a href="https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/997418/Variants_of_Concern_VOC_Technical_Briefing_17.pdf" target="_blank" rel="noreferrer noopener">here</a> shows that between the 1st February 2021 and the 21st June 2021 a total of 92,029 confirmed cases of the Delta variant had been confirmed.</p>
<p>Of these 58.4% were people who had not been vaccinated, totalling 53,822.</p>
<p>A further 7.8% were people who had received both doses of a Covid-19 vaccine, totalling 7,235.</p>
<p>A further 14.9% were people who had received one dose of a Covid-19 vaccine at least three weeks prior to testing positive for the Delta Covid variant, totalling 13,715.</p>
<p>And a further 6.78% were people who had received one dose of a Covid-19 vaccine less than three weeks prior to testing positive for the Delta Covid variant, totalling 6,242.</p>

<p>As per the above table taken from the Public Health England we can see that the number of positive cases of the Delta variant in people who are unvaccinated outnumber the number of positive cases of the Delta variant in people who are fully vaccinated by around 7.4 to 1.</p>
<p>This difference probably gives you the impression that the Covid-19 jabs are working fantastically? Well don’t get too excited.</p>
<p>Because if we take the number of people who have had at least one dose of a Covid-19 vaccine – 27,192, we can see that the number of people who are unvaccinated, who have tested positive for the Delta variant only outnumber people who have received at least one dose of a Covid-19 vaccine by around 1.97 to 1.</p>
<p>They don’t seem so fantastic now do they?</p>
<p>But how do have these alleged confirmed cases of the alleged Delta Covid-19 variant translated into hospitalisations? Well thankfully Public Health England tell us within their report.</p>

<p>As per the above table we can see that of the 53,822 confirmed cases of the Delta Covid variant in people who were unvaccinated, 831 presented to emergency care which resulted in overnight inpatient admission. This accounts for 1.54% of the confirmed cases in people who are unvaccinated.</p>
<p>However, of the 7,235 confirmed cases of the Delta variant in people who are fully vaccinated people, 190 presented to emergency care which resulted in overnight inpatient admission. This accounts for 2.6% of the confirmed cases in people who are fully vaccinated.</p>
<p>This data, which has been published by Public Health England, shows us that people who have received two doses of a Covid-19 vaccine have a 70.1% higher chance of being hospitalised with the alleged Delta Covid variant than people who are unvaccinated.</p>
<p>None of the Covid-19 vaccines have been proven to prevent infection or prevent the spread of the alleged Covid-19 virus. Instead they have allegedly been proven to reduce the risk of hospitalisation and death, but even then the study carried out is highly questionable.</p>
<p>It doesn’t look like the Covid-19 vaccines are doing what they say on the tin, does it? Perhaps they’re doing their job at reducing the risk of death, thankfully Public Health England have provided the data for us to find out.</p>

<p>As per the above table we can see that of the 53,822 confirmed cases of the Delta Covid variant in people who are unvaccinated, 44 have sadly died. This accounts to 0.07% of confirmed cases in the people who are unvaccinated.</p>
<p>However, of the 7,235 confirmed cases of the Delta Covid variant in people who had received both doses of a Covid-19 vaccine and were therefore fully vaccinated, 50 have sadly died. This accounts to 0.69% of confirmed cases in people who are fully vaccinated.</p>
<p>This data, which again has been published by Public Health England, shows us that people who have received two doses of a Covid-19 vaccine have a 885.7% higher chance of dying due to the Delta Covid variant than people who are unvaccinated.</p>
<p>Now that definitely isn’t what the Covid-19 vaccines said they would do on the tin.</p>
<p>Is this evidence of antibody-dependent enhancement? One senior researcher at the Massachusetts Institute of Technology’s Computer Science and Artificial Intelligence Laboratory –  Stephanie Seneff, seems to think so.</p>
<p>ADE blighted previous attempts at coronavirus vaccines and frequently resulted in <a href="https://journals.plos.org/plosone/article?id=10.1371/journal.pone.0035421">enhanced lung disease among vaccinated</a> lab animals. It led researchers in 2012 to advise scientists to <a href="https://journals.plos.org/plosone/article?id=10.1371/journal.pone.0035421">proceed with “caution”</a> for any human coronavirus vaccines which could lead to enhanced lung disease. </p>
<p>Seneff said research has shown that coronavirus vaccines alter the ways immune systems respond to infection and can activate other sleeping infections in the vaccinated person.</p>
<p>“It is conceivable to me that the laser-beam specificity of the induced antibodies is offset by a general weakening of innate immunity,” Seneff said.  </p>
<p>“I also suspect that massive vaccination campaigns may accelerate the rate at which the vaccine-resistant mutant strains become dominant among all the SARS-CoV-2 strains.” </p>
<p>Considering the fact 45 million people have had at least one dose of a Covid-19 vaccine in the United Kingdom at the time of writing, it looks like we’re in for one hell of a winter crisis.</p>
